Full-time, Permanent
Location: Hybrid / UK-wide
Purpose of the Role
The Portfolio Strategy Analyst plays a critical role in supporting the development and execution of BDC’s physical property portfolio strategy. Working closely with the Head of Portfolio Strategy and Portfolio Strategy Manager, the role will provide data-driven insights, build business cases, and contribute to strategic decisions that optimise the performance, value, and sustainability of BDC’s network of dental practices.
Key Responsibilities
- Analyse practice performance, location data, patient demand, and financial metrics to identify opportunities for acquisitions, closures, mergers, refurbishments, and asset investment.
- Maintain and enhance portfolio databases, dashboards, and reporting tools to support decision-making.
- Support the creation of business cases for portfolio changes, including financial modelling, scenario analysis, and risk assessment.
- Contribute to investment proposals for capital expenditure, asset replacement, and brand standardisation.
- Assist in the delivery of portfolio change programmes, working cross-functionally with Property, Finance, Operations, and Strategy teams.
- Prepare clear, compelling presentations and reports for senior stakeholders, including the executive team and Board.
- Conduct research on market trends, competitor activity, regulatory developments, and best practice in property portfolio management.
- Provide benchmarking and strategic insight to inform long-term portfolio planning.
- Track and report on KPIs related to portfolio performance, investment impact, and project delivery.
- Ensure data accuracy and consistency across reporting frameworks.
Qualifications & Experience
- Experience in an analytical, strategic, or property-related role within a multi-site, service-led business (e.g. healthcare, retail, hospitality).
- Strong proficiency in Excel and data analysis tools; experience with financial modelling and scenario planning.
- Exposure to capital investment planning, asset management, or business case development.
- [Desirable] Experience in regulated environments or healthcare/dental sectors.
